Terms:
This property is being sold with reserve. The seller reserves the right to reject the high bid. All information is deemed reliable; however, it is the buyers’ responsibility to verify all information.
Eligible Bidders: Anyone 18 years of age (sane and sober) or older may bid on this property with the sole intent of purchasing.
Down Payment: $1,000 down payment due at signing with the balance due at closing.
Auction Ending Time: The scheduled ending time is 5pm CDT. However, it will extend if there is bidding in the final minutes and extend as many times as necessary until there is no bidding for 3 minutes. 
Broker Participation: Available, call Hiller Auction for details. Brokers and/or Agents acting as a principal in this transaction are not eligible for broker participation.
Closing: On or before 30 business days at Home Security Abstract & Title in Princeton. 
Buyers Premium: A 6% buyer’s premium will be added over and above the high bid price. This will equal the contract price. Example: A bid of $100,000 + 6% or $6,000 = $106,000 contract price.
Signing of Purchase Agreement: Buyer will have 48 hours after being notified to sign the purchase agreement and deliver an earnest money check to Hiller Auction and Realty.
